Boutique hotel

PL9  |   Langdon Court Manor

BluePrint was hired to refurbish and sensitively repair the Grade II* listed Jacobean Manor for entrepreneur super-couple Donna Ida Thornton and Dr Robert Walton MBE, turning it into an incredible boutique hotel. However, the project had already encountered difficulties while on-site, leading to the builder's departure. Our team was subsequently appointed to help get the project back on track and ensure successful completion.

We prepared and secured all the listed building consent applications for the Manor and worked closely with the new builder (BBK) to complete the project.


Key activities and achievements:


  • Early engagement with the planning authority to identify the gaps.
  • Investigations to diagnose defects and determine if they are historic or recent.
  • Removal of works that used inappropriate modern materials and replacement with traditional materials and techniques.
  • Retention of 95% of the historic ceiling to the enormous ballroom using low-impact conservation techniques and repair using traditional materials - resulting in substantial programme and cost savings.
  • Sensitive repair to an early 18th-century structure built using mediaeval timber.
  • The design and resolution of a practicable fire strategy in ways sensitive to heritage.
  • Detailed assessment of over 130 doors and upgrading for fire in ways sensitive to heritage.
  • The design of new, large, feature fire doors in areas of high historic significance.
  • The design of a new, large, period-style Victorian skylight.
  • Securing listed building consent for the whole project.
  • Achieving full sign-off for Building Regulations.
